Tétris et Luménia

The KZ lot is located less than 500 m from the Evry Courcouronnes RER station and is part of the “ZAC du Centre-Ville” operation.

It is ideally located at the entrance to the city, and its privileged location has led to careful work on the urban form, making it possible to synthesise both the city’s aspirations in terms of architectural quality and the qualities of use necessary for the housing, facilities and shops that make it up.

The block is composed of three independent lots:
- Tétris : lot A 128 housing units, built by Hamonic+Masson & Associés.
- lot B 76 housing units and a collective garden, designed by the TVK agency.
- Luménia : lot C 156 housing units + shops + landscaping and tram-train transformer room, designed by Hamonic+Masson & Associés.

The volume of the block proposes an optimised positioning of the built forms, allowing the dwellings to enjoy unobstructed main views. Two 50m high emergences are the vertical markers of the project, which integrates a small square on its south-western corner. A place of articulation between the urban scale and the interior landscape in the heart of the block, it will become a real space for neighbourhood life, a lively and animated place.
